The 1st step that you have to take towards getting the keys to your house is knowing how you will purchase the property. Would you be purchasing home in cash or with a loan? If you are purchasing your home in cash you can skip the process of finding a mortgage lender and start looking at homes. Normally, if you are purchasing your home in cash, a proof of funds (bank statement) will help you real estate agent show that you are a willing and able buyer.
Now, if you are getting a loan to finance your home purchase, 2 things you must recognize.
1st thing: CREDIT. Do you have credit? No credit? Collections? What is your fico score?
2nd thing: INCOME, how much do you make per month? How much in expenses do you have? Any loans?
These 2 factors will greatly affect you ability to buy a home. So, if you are planning to buy your home with a loan is always a good idea to start by talking to a mortgage lender. f you don't have a prefer lender you can talk to your real estate agent and request for him or her to refer you to couple of mortgage lender. Take your time to interview the loan officer and find out if that mortgage company is suitable to your needs. (Keep in mind, not all mortgage lender have the same programs).
